Vastint Poland has completed the construction of the Business Garden office complex at Legnicka Street in Wrocław. At the end of November, the last three of the six office buildings developed as part of the second stage of the investment were commissioned. Thus, the Wrocław real estate market has increased its office resources by nearly 79,000 m2 of modern office space. The first tenants have already moved into the newly built buildings. The basic assumption of the project was to provide comfortable working conditions, as well as to enable our tenants to further develop within the complex. Business Garden Wrocław is located within the Fabryczna district, surrounded by Legnicka, Dąbrówki and Jaworska streets, in the immediate vicinity of the Magnolia shopping and entertainment center and the Mikołajów railway station. The complex consists of nine office and service buildings with a total area of 117,000 m2 located on a plot of 7 ha. The first three buildings of the complex were commissioned in 2016 as part of the first stage of the investment. In the second, currently completed stage, in addition to the 13-storey office building, five six-storey buildings were constructed, which were designed as modular buildings with a characteristic H-shape. The aforementioned campus buildings are surrounded by a large garden available to employees and residents of the city. It is a continuation of the landscape architecture design assumptions of the existing part of the investment. In the relaxation zones created in the garden, tenants can relax and practice outdoor sports activities. The complex also offers extensive infrastructure for cyclists and a number of amenities for tenants. In addition to the restaurant pavilion located in the central part of the green courtyard, with the opening of the next phase, additional service outlets will appear, e.g. new canteen and cafe. The key architectural and technical solutions used in the buildings, in particular in terms of reducing water and energy consumption and controlling the internal environment, meet the requirements of the highest level of LEED ecological certification. Marek Ulanecki, Leasing Manager, Vastint Poland says: “The first three out of six buildings of the second stage were put into use already in July. They are practically fully leased, and their main tenant is Credit Agricole Group (25,600 m2). More tenants will move in to the buildings that were put into use at the end of November, e.g. Santander Consumer Bank Polska (10,700 m2) and Capgemini (4,100 m2). The current level of commercialization of the project is 70%.
